They’re easy to pull and easy to build a rating plan around. They’re also alternates, and alternates lose accuracy the moment the market moves faster than they do.

When you really think about it, age, income, and ZIP code tell you almost nothing about which person you’re looking at. Two 42-year-olds can live completely different lives. One may be sending a kid off to college. The other just got remarried. Even at the same age, the same income bracket, and even the same ZIP code, they may have very different risk profiles.

We covered the fundamentals of segmentation in Understanding Market Segments: A Guide for Insurance Executives. Now it’s time to go further: what insurers should segment on instead, and how block-group-level data can get you there.

Why the Default Three Variables Fall Short

Age, income, and location (or ZIP code) have carried insurance segmentation for decades. They were useful on their own in the past, but today they should be thought of as merely a starting point.

Age used to be a stand-in for the stage of life someone was at, but where they are in life has less to do with age now than ever. It’s something that changes with choice, circumstances, and personal goals. One 41-year-old could have had a baby two months ago, while another became an empty nester last week. Yet one more could have just moved an aging parent into their home. One age can manifest in many different timelines.

Income used to be a stand-in for exposure and coverage needs, but it says nothing on its own about household composition, housing type, or how someone actually earns that income. A household with three income earners looks different, risk-wise, than a household with one, even if the total number is identical.

ZIP code used to be a stand-in for geographic risk. But a single ZIP code can span block groups with very different housing stock, density, and demographic makeup. A 30-story condo building might carry one ZIP code and hold thousands of people. Meanwhile, a duplex ten minutes away in that same ZIP carries very different climate exposure depending on the household and the age of the building.

Age, income, and ZIP code are only one part of the picture. More nuanced demographic data variables are needed to underpin them to tell the full story and show what today’s markets actually require.

Segment the Book You Already Have

Most segmentation strategies point outward, toward the market a carrier wants to enter. Rarely do they point inward at the book it already has. That’s a missed opportunity, since the same demographic precision that finds new customers can also find where the existing book is priced wrong.

To see where there might be mismatches, run EASI’s block-group demographic profiles against your in-force book, and compare them to current five-year estimates. You’ll get answers to questions age, income, and ZIP code can’t show on their own:

Which segments are now outside the loss-cost relativities you filed?

Which territories are showing loss-ratio drift that doesn’t match the filed territory factor?

Which segments are heading toward non-renewal before the retention report catches it?

Using segmentation to answer questions like these can inform operational strategy at a regional level, not just marketing work.

Segment on What Actually Predicts Risk Today

Most rating plans still lean on variables chosen years (sometimes decades) ago. A few still earn their place. Many have slowly lost their predictive signal as the demographics underneath them shifted.

The strongest new segmentation variables track risks that barely existed ten years ago. Small-business density and remote-worker concentration are now proxies for cyber exposure. Housing-stock vintage and accessory dwelling unit density are proxies for climate exposure and homeowner claim frequency.

Life-stage transitions, like multigenerational households and adult children moving back home, are reshaping auto and life risk pools that age and marital status miss entirely. None of these show up in traditional segmentation, but all of them show up in block-group demographic data.

Segment the Household, Not the Policy

Multi-line insurers still segment auto, home, and life separately. They apply age, income, and ZIP code independently to each line as if every policy belonged to a different customer, even when they all sit under the same roof. The household is the real unit that matters, not the individual policy.

A household generates one set of correlated risk signals across every line it holds. A new teen driver affects auto risk. A finished basement affects homeowner exposure. Both belong to the same household, and both should inform the same segmentation.

Carriers that read the household as a whole get sharper segmentation in every line because each line is now informed by the others.

Segment for the Cohorts Traditional Data Can’t See

Some of the most underserved cohorts in insurance are functionally invisible to traditional segmentation because what defines them is a household or employment pattern, rather than an age bracket or income tier.

National Association of REALTORS® data shows multigenerational households accounted for 17% of all 2024 home purchases. Most homeowner products still assume single-family dynamics, so age, income, and ZIP code segmentation can’t flag them.

Gig and independent workers, meanwhile, now make up roughly 10.2% of the U.S. labor force according to the U.S. Bureau of Labor Statistics, and standard personal auto segmentation doesn’t account for how they actually use their vehicles either.

Block-group mapping shows where they cluster, how fast they’re growing, and which distribution partners already reach them. That can reveal a segment age, income, and ZIP code can’t see, allowing you to quantify and act on it before anyone else.

What Better Segmentation Actually Looks Like

Put these plays together, and your market starts to come into sharper view. Household structure replaces age as the real life-stage signal. Housing characteristics and employment patterns replace income as the real exposure signal. Block-group geography replaces ZIP code as the real location signal.

These strategies compound when they run on the same underlying data: block-group profiles, demographic estimates, household data, economic variables, and geographic segmentation, all feeding the same audits, pricing models, and product targeting.

Age, income, and ZIP code got you this far. Household structure, housing characteristics, employment, life stage, and micro-area geography will get you even further.

Want to see these in-depth plays along with others that leverage Demographic Intelligence to boost your bottom line?
